Management</strong></p><p><strong>&nbsp;</strong></p><ul><li><p>Lead the leasing activities for all retail shops, kiosks, and commercial spaces within the mall.</p></li><li><p>Identify and attract new tenants to maximize occupancy and rental revenue.</p></li><li><p>Conduct negotiations with prospective tenants regarding rental terms and lease agreements.</p></li><li><p>Coordinate with legal and finance departments regarding lease documentation and payment follow-up.</p></li><li><p>Develop leasing strategies to improve tenant mix and increase footfall.</p></li><li><p>Monitor market trends, competitor malls, and rental rates within Oman.</p></li><li><p>Ensure timely renewal of lease agreements and maintain strong tenant relationships.</p></li><li><p>Support business development initiatives to enhance mall profitability.</p></li></ul><br><p><strong>Tenant Relationship Management</strong></p><br><ul><li><p>Maintain strong professional relationships with tenants and retailers.</p></li><li><p>Handle tenant operational issues, complaints, and escalations efficiently.</p></li><li><p>Ensure tenants comply with mall operational procedures, fit-out standards, and safety requirements.</p></li><li><p>Conduct regular meetings with tenants to improve operational performance and customer experience.</p></li><li><p>Monitor tenant performance and support initiatives to improve sales and customer traffic.</p></li></ul><br><p><strong>Team Leadership & Management</strong></p><br><ul><li><p>Lead and manage the mall operational and commercial teams.</p></li><li><p>Supervise leasing staff, customer service teams, security, housekeeping, and maintenance teams.</p></li><li><p>Set clear objectives and KPIs for team members.</p></li><li><p>Conduct performance evaluations and provide coaching and development plans.</p></li><li><p>Build a positive, professional, and performance-driven work culture.</p></li><li><p>Ensure proper manpower planning and team productivity.</p></li></ul><br><p><strong>Financial & Budget Management</strong></p><p><strong>&nbsp;</strong></p><ul><li><p>Prepare and manage the annual operational and commercial budget.</p></li><li><p>Monitor operational costs and implement cost-control initiatives.</p></li><li><p>Coordinate with Finance Department regarding rental collections, service charges, and tenant payments.</p></li><li><p>Support management in achieving revenue, occupancy, and profitability targets.</p></li><li><p>Analyze operational and leasing reports to improve business performance.</p></li></ul><br><p><strong>Marketing & Customer Experience</strong></p><p><strong>&nbsp;</strong></p><ul><li><p>Support mall marketing campaigns, events, and promotional activities.</p></li><li><p>Work closely with marketing teams to increase footfall and customer engagement.</p></li><li><p>Ensure high customer service standards across the mall.</p></li><li><p>Monitor customer feedback and implement service improvement initiatives.</p></li></ul><br><p><strong>Facility & Maintenance Management</strong></p><p><strong>&nbsp;</strong></p><ul><li><p>Ensure preventive and corrective maintenance programs are effectively implemented.</p></li><li><p>Monitor HVAC, fire safety systems, elevators, escalators, lighting, and all mall infrastructure.</p></li><li><p>Ensure compliance with municipality, Civil Defense, and health & safety requirements.</p></li><li><p>Conduct regular inspections to ensure operational excellence.</p></li></ul><br><p><strong>Reporting & Compliance</strong></p><br><ul><li><p>Prepare operational, leasing, occupancy, and financial reports for senior management.</p></li><li><p>Ensure compliance with Oman Labour Law, municipality regulations, and company policies.</p></li><li><p>Monitor and implement SOPs and operational procedures across the mall.</p></li><li><p>Ensure proper documentation and record management.</p></li></ul><p><strong>Desired Candidate Profile</strong></p><ul><li><p>Diploma or Bachelor in Business Administration, Marketing, Real Estate, or a related field.</p></li><li><p>5-8years of experience in retail leasing, shopping malls, or commercial real estate.</p></li><li><p>Strong communication and customer service skills.</p></li><li><p>Good organizational and administrative abilities.</p></li><li><p>Attention to detail and time management.</p></li><li><p>Proficiency in Microsoft Office and CRM/ERP systems (Odoo is an advantage).</p></li><li><p>GCC experience </p></li></ul>
