Job Purpose The Development Director is responsible for managing real estate development projects from start to finish. This includes concept planning, feasibility, design, approvals, construction oversight, and final handover. The role ensures projects are delivered on time, within budget, and meet the company’s quality, financial, and brand standards.
Key Responsibilities
1. Development & Strategy-Lead project planning, master planning, and overall development strategy.-Oversee feasibility studies, financial analysis, and due diligence for new projects and land acquisitions.-Prepare development plans, project phases, and business cases for management approval.
2. Design Management-Manage internal design teams and external consultants.-Must possess extensive experience in analyzing and reviewing all types of drawings, including architectural, structural, and MEP plans.-Ensure designs meet luxury standards, brand requirements, budgets, and timelines.-Lead value engineering to control costs without reducing quality or design intent.
3. Permits & Regulatory Approvals-Manage all planning approvals, permits, and NOCs.-Coordinate with authorities and government entities to avoid delays.-Ensure full compliance with zoning laws, regulations, and sustainability requirements.
4. Coordination & Leadership-Work closely with Project Management, Finance, Commercial, Procurement, Sales, Marketing, and Legal teams.-Resolve issues between departments and ensure smooth project progress.-Lead meetings, provide updates to senior management, and highlight risks or key decisions.
5. Budget & Financial Control-Prepare development budgets, financial forecasts, and investment reports.-Monitor costs, variations, contracts, and procurement strategies.-Ensure projects meet financial targets and profitability goals.
6. Reporting & Governance-Ensure regular reporting on cost, schedule, design progress, and risks.-Maintain proper documentation and approvals for all development stages.-Present project status and recommendations to senior leadership when required.
Qualifications & Experience: -Bachelor’s degree in Architecture, Engineering, Urban Planning, Business, or similar (Master’s preferred).-15+ years of experience in real estate development, including at least 5 years in a senior leadership role.-Strong experience delivering large-scale luxury residential, mixed-use, or hospitality projects.-Good knowledge of design management, authority approvals, financial feasibility, and construction processes.-Strong leadership, decision-making, and communication skills.-Excellent stakeholder and consultant management abilities.-Strong financial and commercial understanding.-Organized, detail-oriented, and able to manage multiple projects.-Proficient in MS Office, Excel, and project/development management systems.
