Job Purpose



The role is responsible for leading the architectural site supervision and technical coordination for the Oman Cultural Complex, ensuring that the high-specification design—spanning the National Theatre, Library, and Museum—is translated into a physical landmark with zero compromise on aesthetic quality, technical integrity, or statutory compliance.



Core Responsibilities




  • Ensure the Design-Build contractor adheres strictly to the approved architectural vision, particularly regarding complex geometries and high-end finishes across the three major institutions.

  • Lead the review and approval of on-site mock-ups (Façade, Interior Fit-out, Joinery). Ensure that materials used for the Museum and Theatre meet the “Luxury/Prestige” standards of the project.

  • Conduct rigorous reviews of the contractor’s architectural shop drawings, method statements, and technical submittals to ensure they align with the master design and acoustic requirements.

  • Supervise the installation of complex façade systems, ensuring weather-tightness, thermal performance, and aesthetic alignment with the architectural intent.

  • Oversee high-specification interior works, including acoustic wall treatments in the Theatre, specialized shelving in the library, and gallery-grade finishes in the Museum.

  • Lead the architectural inspection team. Issue Field Observation Reports and Non-Conformance Reports (NCR) for any deviations in workmanship or material quality.

  • Manage the comprehensive architectural snagging process. Review “As-Built” drawings and Operation & Maintenance (O&M) manuals to ensure the Client receives a flawlessly documented facility.

  • Coordinate with Omani authorities (e.g., Muscat Municipality and ROP) to ensure the building meets all architectural and fire-safety codes for final completion certificates.


Skills & Experiences




  • Bachelor’s or Master’s degree in Architecture or Architectural Engineering.

  • Minimum of 15 years of total experience, with at least 8–10 years specifically in Site Supervision within a consultancy environment.

  • A proven track record in delivering high-profile, complex landmarks, such as Theatres, Museums, Cultural Districts, or 5-star Luxury Hospitality projects.

  • Significant experience working in a Design-Build environment, with the ability to manage the delicate balance between contractor speed and design quality.

  • Expert knowledge of building envelopes, specialist interior fit-outs, high-end stone/joinery work, and the coordination of architectural elements with MEP/Acoustic services.

  • Thorough understanding of Omani Building Codes and ROP Civil Defence requirements.

  • Exceptional ability to lead technical site meetings and present architectural solutions to the Client and high-level stakeholders.

  • Ability to lead the “clash detection” process on-site, ensuring architectural finishes accommodate structural and MEP requirements without losing design value.

  • The ability to manage a Design-Build contractor firmly, ensuring they do not “value engineer” or simplify the design at the expense of the project’s prestige.

  • Proactive in resolving site clashes or material shortages with creative solutions that maintain the design intent.

  • Capable of leading a team of junior architects and inspectors, fostering a culture of “Quality First” on the construction site.

  • Commitment to the professional ethics of architecture, ensuring the National Theatre and Museum are built to be enduring, safe, and world-class structures.
