Job Description: Maintenance Supervisor
Location : Oman
Salary : RO 450/month (inclusive of food, accommodation, and medical)
Other Benefits : As per Oman Labour Law
Key Responsibilities - Maintenance Tasks
- Oversee all Civil MEP-related maintenance in multi-storey large community buildings and shopping malls.
- Manage major MEP systems , including:
- Secondary circle ETS (Energy Transfer Station) room
- Potable Water System
- Fire Fighting and Fire Alarm Systems
- Electrical Substation, LV, and ELV systems
- HVAC Secondary Systems, AHUs, and BMS
- Ensure implementation of the 52-week PPM schedule for infrastructure assets in large complexes.
- Conduct snag point identification for newly taken-over buildings.
- Manage complaints through the Helpdesk to ensure SLA compliance.
- Maintain the asset register and oversee AMC service follow-ups with vendors/subcontractors.
- Ensure availability of emergency spare inventory.
- Inspections and Reporting
- Conduct weekly inspections with clients across all locations.
- Ensure weekly checklist completion and maintain asset condition reports.
- Coordinate with procurement and suppliers for timely material follow-ups.
- Team and Internal Management
- Manage a team of supervisors and technicians.
- Oversee staff attendance, performance evaluations, and assessments.
- Provide fault-finding and root cause analysis for the team.
Educational Requirements
- Bachelors Degree/Diploma in Mechanical Engineering
Experience
Experience and Skills
- 8+ years of experience in a relevant field (Gulf experience preferred).
Skills/Competencies
- Proficiency in MS Office (Access, PowerPoint, Word, Outlook), CAD, Visio, BMS, and CAFM software.
- Strong analytical and organizational skills with attention to detail.
- Excellent problem-solving and fault diagnosis capabilities.
- Strong written and verbal communication skills in English (Arabic is an advantage).
- Self-starter, proactive, flexible, and able to meet deadlines.
